To start our first series, we took some time to talk to Matt Utz, our Madison store manager. With an extensive background in home construction and nearly 20 years working with both contractors and homeowners at Cardinal Home Center, Matt has certainly seen it all. This episode dives into some of the most common questions we see from homeowners preparing to build custom homes in the Charlottesville area.

Notes from the Corner
Where to Start
Before you start building, finding the right plan or layout you want for your home before hiring a builder is best. Get a feel for the elements you want to include in your home, how much space you want to dedicate to particular rooms (like the kitchen or master bathroom), and other essential elements.
What is a Typical Timeline?
While it depends significantly on the size and complexity of your home, not to mention potential delays, it typically takes about two months to get it “under roof” – meaning the framing and roofing done and windows installed. The outside of your home typically goes up fast – once you get inside, it may appear a little slower, but more elements are done, like electrical and plumbing, drywall, flooring, and more. Ordering materials early can help avoid any potential delays down the road.
How to Evaluate Materials
Matt recommends picking materials with a proven track record in sustaining for a long time – this is an investment but will prevent further replacements down the road. Some of our top brands, like Marvin Windows and Doors and Weyerhaeuser Framer Series Lumber, come with extensive warranties to ensure those products will last for years.
Avoiding Conflict With Your Builder
As you are going through the construction process, keeping an open line of communication with your builder to express your goals and vision for your project is essential. Talk to them as much as possible to stay in the loop. New construction homes can present an exciting opportunity to customize your home, but ensure you have an open dialogue and that both you and your contractor are on the same page.
