Charlottesville Rental Trends

Stasia has seen a steady trend of rentals within the Charlottesville area, as the city has become a place where people want to be. About 59% of dwellings in Charlottesville are renter-occupied, according to July 2023 data by RentCafe. Because of its popularity, rentals have been competitive, causing prices to increase. According to RentData.org, the average 2-bedroom home rents for around $1,264, which is more expensive than 85% of the state. While there are a lot of rentals available, not all may be up to a typical rental’s standards, leaving room to improve the place and make it feel more like home. 

Advice to Renters

When searching for the perfect space, you want to make sure you cover your basics first, including making sure you have enough bedrooms and bathrooms. Stasia said she found some wishing they had some outdoor space after they moved. Whether it is a courtyard or rooftop space in an apartment complex or having some acreage when renting a home, an outdoor space can be a great getaway and bonus space to have in a rental. Stasia also says it is vital to remember that rentals are often temporary, so as long as it has 80% of what you have on your wish list, the space is probably a good fit.

Tips Before Moving In

Stasia says every rental can be a little different, depending on whether a rental company or an individual landlord manages them. Some rental companies may have forms to document any damage to the place, but she recommends documenting your space, including taking photos and videos of the area. Also, talk with the property manager or landlord about the changes they are comfortable with you making. While some may be spelled out in a contract, getting clarification and asking before moving forward with a project is always better. You shouldn’t always assume you can repair things independently, as the manager might want a particular process followed. Ask the question – in some cases, the landlord might be happy for you to do the work, and they’ll pay for the materials.

What to Do When Repair Issues Arise

Any home repair issue, no matter how big or small, should be reported back to the property manager. This communication helps you as a renter avoid problems from becoming more extensive and protects the property owner’s investment. Repairs that build up or are not reported promptly cost more and can be more disruptive for living in the space. Also, depending on how the lease is written, you could be liable for some maintenance costs, although a security deposit may cover some.

Renter-Friendly Home Decor 

Even though a space is temporary, it does not mean it cannot become your own. Conversations with your landlord can help determine where their boundaries are. For example, a landlord might be okay if you want to paint your space specific colors. You might also be able to do minor updates like replacing cabinet hardware or switch plates. Another way might include peel-and-stick wallpaper, available for ordering at Cardinal Home Center (it is a good idea to test this out on a small piece to ensure it will not cause damage). Stasia says the most effective way is by bringing in art and color in your furnishings and multiple layers of lighting (especially if there is only one overhead light in a space).

One other consideration is if you are constantly moving. New college grads might want to invest in their space but are concerned about what to purchase and what might fit from space to space. Stasia says buying furniture that can be used in multiple ways can be advantageous; for example, a desk can serve as a dining room table if needed. Appropriately-sized furniture is also essential, as well as having neutral colors that can work in any space.
